About Maintenance and Repairs

The Owners Corporation has a responsibility under the Act to look after the common property. This is part of your asset, therefore if you become aware of an item of common property that requires repair, please contact your strata manager immediately so that they can arrange the necessary contractor.

Repairs to the common property are paid for from the Administrative Fund. Long-term replacements or renovations such as painting, gutters, fences, stairwell carpets etc., are paid for from the Sinking Fund, therefore it is very important to make sure that Sinking Fund levy contributions are set at a realistic level.

Complete Building Maintenance

Prompt attention to repairs and maintenance of the common property is one of the most important functions of a strata manager. BCS understands that importance an Owners Corporation places on rectifying maintenance issues quickly, and with as little disruption to property residents as possible.

We provide our clients with a 24-hour, 7 day a week service for common area maintenance for urgent and non-urgent repairs, as well as the convenience of being able to access contractor details anytime they require work completed within their own lot.

Exclusive database of contractors - Community Select

BCS manages an exclusive online directory listing of registered, insured and approved professional service providers and contractors with Community Select. By only using pre-screened and registered contractors, our clients can expect quality workmanship and peace of mind.

After Hours emergency service
BCS provides an after-hours emergency repair call centre service called Community After Hours. The service operates from 5.00pm – 8.30am Monday to Friday, and 24 hours a day on weekends and during public holidays. The service is free-to-call for any common property repair issue, where included as part of the management agreement.

Maintenance tracking system
We provide a fully integrated in-house repair and maintenance tracking system which helps identify recurring issues.


Trained staff for temporary measures
BCS clients will save money under the guidance of our trained staff who can advise on temporary measures to alleviate issues that can be dealt with more cost effectively during normal hours.

Non-Urgent Repairs:

Any non-urgent repairs to common property can be submitted directly to your BCS local branch by filling our contact form on our website CONTACT US page.  

Urgent Repairs:
