Common Seal

BCS retains custody of the common seal as the seal of the owners corporation.

In New South Wales, BCS will affix the seal to any deed, instrument or document only accordance with Section 238 of the Strata Schemes Management Act 1996.

In Queensland BCS will affix the seal to any deed, instrument or document only in accordance with the delegation given to the BCS strata manager by the body corporate.

In Victoria, BCS will affix the seal to any deed, instrument or document only in accordance with regulation 311 of the Subdivision (Body Corporate) Regulations 2001.

Prepare & Issue Notices under Section 45 of the Strata Schemes Management Act 1996

BCS will, under the instruction of the owner’s corporation, serve a notice to an owner or tenant of a lot if it is satisfied the owner or tenant is in breach of a by-law.

Prepare & Issue Notices under the Body Corporate & Community Management Act Schedule 2 By-Laws

BCS will, under the instruction of the committee, serve a notice to an owner or tenant of a lot if it is satisfied the owner or tenant is in breach of a by-law.
